My Quick Take:

Summer is gone! Kids are back to school. Pumpkin spice lattes are flowing Areawide (Frederick County) real estate is really getting into what we refer to as the "shift". In the month of September we nearly had 900 active listings. We have not seen those levels since pre-Covid (Nov 2019 had 985). With the continuation of the Iran war, inflation issues, The Fed hitting the ⬆️ button, the 10-year yield going over 5% (the highest levels since 2002) and uncertainty growing by the moment, the buyer market took a cautionary pause....new pending were down 22% over last year. Expect the market to continue to slow as we near the Holidays and the winter market begins to set its feet. Closer to home (New Market) last month, a different story unfolded. Similarly, active listings increased (yet new listings decreased by 48%), however, sold units increased and new pendings bumped up by a couple. The Median days on market continues to increase (43) as the market slows down (for all the reasons aforementioned). Values continue to remain strong again. Real estate is a micromarket thing, so when you listen to nationally biased reports, take it with a grain of salt.
