My Quick Take:
Summer is coming to a close. I hope you had a blast! Areawide (Frederick County) real estate activity had some minor changes we can take a look at. Pre-Covid, the Spring/Summer market would ramp up with new buyer activity peaking around the month of May and slowly decreasing into the summer and onward toward the Fall/Winter market. This year, with our country having issues with inflation and a war that couldn't make up its mind over ceasing, we peaked a month earlier. Not to mention mortgage rates climbed to their highest level in a year (albeit during the first of August). Those are factors that can make it more difficult for everyone. Closer to home (New Market) last month, new pendings mimicked the County and were down nearly 9%. However, homes sold were up 67%. Most likely from a big June push. Median days on market (DOM) made a huge jump upward from the previous month going from 8 days to 24 days and almost week longer than last year. Values continue to remain strong and that's normal to me....we live in the best area of Maryland ❤️.
